The best way to find
long term rentals in
Puerto Vallarta is
by checking out the
local publication-
the Mano y Mano.
This is distributed
every Friday, but be
warned- this little
"handbook" style
publication can be
hard to find.
It is most easily
found in the local
convenience stores
called OXXO
(pronounced Ahk-so)
however it is
typically gone by
the end of Friday
business day.
If you're determined
to find the Mano y
Mano, get up early
and hit the OXXO.
If you don't see
any, ask the OXXO
employees- they
often have one
"stashed" that isn't
supposed to leave
the store.
The Mano y Mano is
Puerto Vallarta's #1
classifieds
publication. It
includes several
sections similar to
a newspaper- Puerto
Vallarta real estate
and rentals section
includes apartments,
condos, casa,
villas, etc.
The majority of the
publication is in
Spanish, however
there is a small
English section.
Browse the English
section but there
will be very few
rentals listed here.
Be prepared and have
an English/Spanish
dictionary in hand
to translate the
Spanish long-term
rentals section.
The good news is,
many of these
listings are by
rental agents and
they usually speak
both Spanish and
English.
When renting long
term in Puerto
Vallarta, there are
significant
differences in
renting in Mexico
compared to other
countries. For
example, it is
common to
"negotiate" a
monthly rental
price, as well as
security deposits.
Most long term
rentals below a
certain price range
require only a
security deposit and
first months rent.
More expensive
properties, such as
Villas, can be
expected to require
first and last
months rent and a
significant deposit.
Another route to go
for long term
rentals in Puerto
Vallarta is through
rental agents.
Most real estate
agencies have
dedicated long term
property rental
agents, even if this
is not widely
advertised.
There are also a
number of property
rental agencies
throughout Puerto
Vallarta, many who
specialize in long
term rentals in the
area. When
contacting a rental
agent be prepared
with the following
information-

Price range: currently
decent long term rentals in
tourist neighborhoods start from
$500, while nicer areas such as
the Puerto Vallarta Marina offer
Marina views starting at $900.
Villas around the golf course
start at around $1500 but run
significantly higher as these
tend to be luxury long term
rentals.

Location: popular long term
rentals are located in 4
distinct Puerto Vallarta areas:
Marina (north Vallarta), Centro
(Downtown around the
Malecon/boardwalk), Old Town
(south), and Conchas Chinas/Mismaloya
(south, outside of Puerto
Vallarta.)

How many people and how many
bedrooms are needed.

Pets or children (it can be very
difficult to find long term
rentals that allow pets,
particularly furnished rentals.

Any other preferences you may
require- AIR CONDITIONING
(this is not a long term rental
"staple" so if you want AC, be
sure to state that.) Washer
(most long term rentals in
Puerto Vallarta do not have
washers and dryers are extremely
rare. Most people take their
laundry to Lavandaria's (clothes
washing services are everywhere
in Vallarta.)
Once you've found
your long term
rental:
Lease contracts are
used in Puerto
Vallarta and for the
most part, are the
same as in other
countries. If
your long term
rental is fully
furnished, you will
also have a meeting
at the rental
property with the
owner or rental
agent to go over an
extensive inventory
list. In
addition to this,
you may want to
consider taking
photos of the
rental, particularly
of any damaged or
questionable aspects
of the house
that could be held
from your deposit in
the future.
